中原地產亞太區副主席兼住宅部總裁陳永傑表示,新一波疫情令發展商對新盤推售步步爲營,以防疫爲先,令新盤市場早前出現空窗期。長沙灣映築今日公佈首張價單,成今年首個推售樓盤,涉及68夥,訂價比同區一手貨尾低約1成,可算是疫情折扣價,加上市區缺乏700萬元以下的一手兩房單位,相信可滿足置業預算有限又想入市市區樓的買家,首批單位料可順利沽清。 陳永傑相信,項目可吸引投資收租客入市,全因項目位處3條大街當中,景觀開揚,有地利優勢,加上供應以小型單位爲主,入場銀碼較細,料入夥後尺租可達55至60元,租金回報2.5至3釐,對投資者有一定吸引力。 陳永傑指,近日二手交投價跌量升,成交以減價貨爲主,可見市場仍有大批購買力,用家甚至趁機尋覓筍盤,在低息環境下,買家遇上合價盤仍會把握入市良機。
