里昂:上調新世界(0017.HK)評級至買入 予目標價40.6港元
里昂發研報指,新世界發展(0017.HK)正建立品牌知名度並逐漸提升企業社會責任。集團不僅捐出儲備農田,還率先推出保障性民房項目,以優惠低於首付提供300間房屋,加上其較大的物業預售和不斷上升的租金收入,應可維持其至少2.06港元的每股派息。該行予新世界目標價40.6港元,評級由“優於大市”上調至“買入”。
報吿指,集團內地與香港住宅及商廈銷售進度良好,並持續出售非核心資產,租金收入持續增加,優化投資組合,內地與香港K11銷售表現強勁,11 SKIES辦公大樓預計於2022財年下半年落成營運,而商場將於2024財年投入使用。
該行又提到,集團的1640萬平方尺的總農田面積中,超過9成都在北部大都會,預計這將加快釋放發展價值。同時,公司在深圳有多個大型項目,相信這將有助集團把握大灣區融合。
