大華繼顯:料香港今年樓價或下調 看好領展長實
大華繼顯發表研報指,因應新冠疫情,香港宣佈今日起收緊社交距離措施。儘管房地產市場於今年有強勁表現,但特別在通關的希望很快破滅的情況下,未來會缺乏催化劑。該行表示,仍然看好經營商場零售租賃業務的地產商,首選領展(0823.HK)。發展商方面,該行偏好長實(1113.HK)。
該行提到,反映二手樓市的中原城市領先指數CCL最新報184.55點,按年升4.7%。而樓價升幅符合該行預測的5%。至於今年,因應新變種病毒Omincron,該行考慮到較弱的樓市情緒,料今年樓價或會下調,原先預計樓價會維持平。
