《大行報告》匯豐研究:收租股及REITs看好太古地產(01972.HK)、恆隆地產(00101.HK)及領展(00823.HK)
匯豐環球研究發表報告指,仲量聯行發表去年第四季香港寫字樓統計數據,季度整體租金按季上升0.1%,爲自2019年第二季以來首次。其中,中環和尖沙咀的租金分別按季增長1.1%和1.3%。
展望今年,匯豐預計寫字樓市場將走向復甦,預期中環租金將有10%增長。於寫字樓收租股中主要選股爲太古地產(01972.HK),目標價27.6元。該行預期集團盈利將在今年恢復增長,因其有新項目竣工,且內地的租金收入增長迅速。
匯豐研究又預計,零售市場在未來一兩年將保持上升趨勢,由於本地消費強勁,集中於必需消費組合的收租股料將跑贏非必需消費,主要選股包括太古地產、恆隆地產(00101.HK)及領展(00823.HK),後兩者目標價分別22.6元及90.1元。該行對三隻股份的評級皆爲「買入」。
