經絡:去年現樓按揭增逾兩成創2年新高 惟樓花按揭創8年新低
經絡按揭轉介研究部及土地註冊處最新資料顯示,去年12月份現樓按揭宗數爲9,082宗,按月增加7.2%,連跌2個月後回升,按年則減少0.6%。而該月的樓花按揭宗數爲501宗,按月跌14.5%,按年亦跌18.9%。 總結2021年,全年現樓按揭宗數錄得102,591宗,按年升22.1%,創2年新高。至於全年樓花按揭宗數則爲5,976宗,按年下跌22.2%,創8年新低。 經絡按揭轉介首席副總裁曹德明表示,去年香港縱使仍受疫情影響,但樓市旺勢未減,二手住宅市場尤其出色。根據土地註冊處資料,去年二手住宅註冊宗數爲60,332宗,按年升28.6%,使全年現樓按揭宗數亦按年大增逾兩成。而一手住宅註冊宗數爲18,326宗,按年升11.7%,但部份買家或選用「建築期方式」付款,令按揭宗數滯後反映於現樓按揭宗數內。 以全年計算,現樓銀行市佔率的冠軍位置由中國銀行(香港)以24.5%奪得,以3.4百分點拋離亞軍市佔率達21.1%的匯豐銀行;不過全年樓花冠軍則由匯豐銀行奪得,市佔率達23%,與第二名市佔率達20.1%的中國銀行(香港)相差2.9個百分點。
