持續深耕城市更新 龍光集團(03380.HK)競得佛山南海175畝地鐵上蓋項目
12月30日,備受關注的佛山市南海區桂城石ⱉ4文海圍更新項目開標,龍光集團(03380.HK)成功競得該項目土地整理權,持續深耕城市更新。
該項目區位優勢得天獨厚,位於規劃中的佛山地鐵4號線、6號線雙地鐵石啃站上蓋,周邊交通便利,享有由南海大道、桂瀾路、佛山一環及季華路、綠景路、魁奇路構成的“三縱三橫”交通路網資源,可快速通達千燈湖高新區、廣州荔灣區、廣州南站等廣佛重要樞紐節點。
根據規劃方案,該項目改造範圍約175畝,改造后土地用途為城鎮住宅用地兼容零售商業用地。項目東臨半月島濕地公園,周邊配套成熟,龍光天境、保利和悦濱江等多個高端樓盤匯聚,新房售價接近4萬/㎡。項目所在的桂城石ⱉ4片區,屬佛山重點發展片區和廣佛同城熱門板塊,寸土寸金,未來土地增值及開發前景頗為看好。
龍光深耕粵港澳大灣區近20年,擁有城市更新專業團隊,在城市更新領域具有佈局、品牌等差異化競爭優勢。龍光此次競得石啃文海圍城市更新整理權,顯示出市場對其城市更新能力的認可。按照協議,龍光負責項目前期整理費用投入,在改造完成後享有土地增值收益。
