發行6.65億元CMBS 龍光集團(03380.HK)成第三家成功發債民營房企
12月27日,龍光集團(03380.HK)向合格投資者成功發行6.65億元資產支持證券CMBS,發行期限12年,票面年利率5.2%。
這意味着,龍光集團成為自監管部門支持優質民營房企發債政策出台以來,繼龍湖、碧桂園之後國內第三家成功發債的民營房企。
今年以來,房企融資環境複雜嚴峻,其中在7月份ABS、中票、公司債之類的標準化融資業務更是一度被按下“暫緩鍵”。直至9月底,監管層開始對涉房融資過度收緊進行了適度調整。
12月,房企融資利好向優質民企蔓延,政策層面持續釋放積極信號,支持優質民營房地產企業發行債券融資,促進資本市場和房地產市場平穩健康發展。
隨着相關政策落地和融資環境改善,房地產行業信心逐漸恢復,優質民營房企發展迎來新機遇,龍湖、碧桂園、龍光率先受益。
此前,龍湖於12月7日及8日公開宣佈發行2021年度第一筆中期票據,發行規模不超過10億元。碧桂園於12月13日發行了一筆2.84億元、票面利率5.5%的供應鏈ABS,12月15日面向專業投資者發行10億元4年期公司債券,票面利率6.3%。
從以上成功發債的三家民營房企特點來看,其均是行業的優等生,財務表現穩健、資產質量較優、經營優勢顯著。
業界人士認為,儘管當前房住不炒的主基調沒有變化,房地產全行業資金面形勢仍然嚴峻,但監管層更期望恢復市場信心,穩定市場預期,這樣才能實現行業的良性循環和健康發展。作為受監管支持鼓勵和投資者青睞認可的優質民營房企,能享受的融資便利和金融資源會更為充裕,在當前市場環境下的信用優勢也就更為顯著。
龍光此次發行CMBS獲AAAsf最高信用評級,顯示出公司融資渠道保持通暢,資本市場對其穩健經營及優質資產的認可,有助於該公司進一步拓寬融資渠道,優化債務結構,增強現金流優勢,鞏固企業長期競爭力。
12月28日,國海富蘭克林基金一位投資經理表示,目前正在着手為明年做核心組合的構建,未來看好優質民企與國企地產公司的配置價值。
