深圳光明藍鯨世界盛大開業 龍光集團(03380.HK)打造都市型TOD商業新標杆
12月22日，由龍光集團(03380.HK)旗下龍光商業傾力打造的深圳光明藍鯨世界盛大開業。現場人潮湧動，盛況空前，來自全國逾300位社會各界嘉賓出席開業儀式，共同見證了光明區首個大型TOD高端商業綜合體的精彩綻放。
光明藍鯨世界，地處大灣區綜合性國家科學中心核心承載區，毗鄰光明區政府，直通光明區文化藝術中心，通過5個接駁口與地鐵6號線和13號線的鳳凰城站無縫接駁。由於軌道交通帶來了跨區域、大輻射半徑的密集人流，業界預測，雙地鐵交會的鳳凰城站，年均客流量可接近2000萬人次，為項目帶來源源不斷的消費客流。
受益於得天獨厚的TOD資源優勢，光明藍鯨世界吸引眾多知名商家紛紛入駐。目前，項目聚聚了天虹sp@ce超市、中影泰得影城、覔書店、夢氏健身等超過220家知名品牌，其中30%為首進光明，60%為新形象店，30%為網紅流量品牌，彰顯出業界對龍光TOD商業模式的認可。
龍光商業負責人介紹，光明藍鯨世界是龍光打造的75萬平方米大型城市綜合體的一部分。該項目最大程度挖掘TOD功能價值，將購物中心與主題商街、精選酒店、臻品住宅、生態公園等業態有機融合，形成一個集交通、商業、商務、文化、公園、居住等功能於一體的立體微型城市空間。
作為國內TOD模式倡導者和實踐者，龍光被著名券商國泰君安譽為TOD模式的“先行軍”。龍光集團行政總裁賴卓斌在致辭中表示，自2003年進入深圳以來，龍光堅持項目佈局與城市軌道交通公共設施發展節奏戰略契合，以“軌道+物業”的模式持續開發建成20餘個地鐵上蓋物業，為業主提供便利生活，為城市構建新型的人居生態。
國家戰略的支持鼓勵，為TOD開發打開廣闊空間。按照國家“2021新型城鎮化和城鄉融合發展重點任務”部署，我國正加快推動城市軌道交通發展，建設軌道上的城市羣和都市羣，探索以公共交通為導向的TOD開發模式。北京、上海等多個城市發佈了相關實施細則。
龍光商業負責人透露，作為集團旗下負責商業地產開發及運營管理的業務版塊，龍光商業在全國範圍內構築全新產品線：都市型商業中心“藍鯨世界”以及區域型商業中心“藍鯨天地”。其中，藍鯨世界還將在上海、南寧、温州等城市陸續面市，打造都市型TOD商業新標杆。
