標普降世茂集團(00813.HK)信貸評級至「B+」 展望負面
評級機構標普繼上月下調世茂集團(00813.HK)評級後,再將集團長期發行人信貸評級由「BB+」降至「B+」,並將其優先無抵押票據的長期發行評級由「BB」下調至「B」,維持負面展望。
報告指出,由於監管環境日漸收緊,加上中國房地產持續受壓、市場或對集團信心減弱,導致其境內外資本市場的再融資渠道受限,集團獲取資金的能力或持續偏弱。
標普預料,世茂未來兩年槓桿率將由2021年預估的3.8至4倍,惡化至4.5至5倍,而2022至2023年間,料集團銷售將會進一步受壓,令現金流入不足。
