惠理集團(00806.HK)向Clear Miles提供股東貸款以收購澳洲物業權益
格隆匯12月21日丨惠理集團(00806.HK)發佈公吿,2021年12月21日,VP AP Real Estate與進麗已根據出資協議與Clear Miles達成協定,其各自將根據經修訂股東協議的條款及條件,按其各自於Clear Miles的股權比例,以股東貸款的方式注資5,500萬澳元。VP AP Real Estate與進麗的該等注資使Clear Miles通過以每單位1.00澳元的發行價於該信託中認購合共1.1以個單位,收購該物業25%的應占權益(VP AP Real Estate與進麗各收購該物業12.5%的應占權益),總代價為1.1億澳元。
該物業位於澳洲新南威爾士悉尼肯特街309-321號,是一項位於澳洲悉尼中心商業區的已出租商用物業,地下為零售樓層,有17層寫字樓層,總面積約為47,702平方米,於2021年11月30日的出租率為94%。
公司表示,該物業為一項出租率高的商用物業,地理位置優越,位於澳洲人口最多的城市悉尼的中心商業區。董事認為,間接地投資該物業,讓集團可持續建立房地產私募基金投資組合。此外,董事相信,間接地投資該物業符合集團的業務策略,包括(i)擴大管理第三方資產;(ii)增加集團以收費為本的收入;及(iii)部署成立第二個房地產私募基金。
