仲量聯行料明年港住宅樓價持平至升5%
仲量聯行發表報告指,隨着香港疫情受控,住宅及工廈物業資本值調整於今年已完結,整體物業市場將於明年以溫和步伐復甦,料明年住宅樓價持平至升5%。
報告指,香港中小型住宅樓價於今年上升4.4%,豪宅樓價則上升7.2%。在家工作的趨勢上升,推動租客提升住屋質素,因此豪宅租金年內上升3.2%。
展望明年,仲量聯行香港主席曾煥平預期,縱使未來或會加息,按揭息率仍會低企,加上本港中期私人住宅新供應會維持在低水平,將支持中小型住宅樓價企穩,並預計於明年上升0至5%,而豪宅樓價及租金亦預計上升0至5%。
寫字樓市場方面,仲量聯行租賃業務部主管鮑雅歷表示,相信寫字樓市場已進入現時下行週期的最後階段,將於可見將來步向復甦。若香港恢復與內地城市通關,將進一步支持寫字樓市場復甦。但礙於明年將有大量寫字樓新供應落成,商廈空置率將進一步上升,他預計明年整體寫字樓租金將上升0至5%。
另外,仲量聯行香港商鋪部資深董事陳永慧表示,核心區街鋪及優質商場的空置率預計於明年將持續改善,並相信整體商鋪租金調整已見底,但部分位於核心購物區內的商鋪租金仍會因零售市場的結構性變化而略爲調整。她預期核心區街鋪租金於明年將上升5%至10%,而優質商場租金會上升0至5%。
