據報內地11月房產貸款投放繼續「雙升」恆大個別事件不影響房產市場正常融資
據《上海證券報》從金融管理部門和多家銀行獲悉,11月房地產貸款投放在10月大幅回升的基礎上,繼續保持按月、按年「雙升」態勢,初步預計按年多增約2,000億元人民幣(下同)。
報道引述Wind統計數據顯示,11月房地產企業境內債券發行金額為471億元,按月增長84%。據內地《金融時報》報道,隨著恆大(03333.HK)事件短期衝擊的逐步明朗化,行業預期將進一步改善,金融機構對房地產企業的融資行為已恢復至正常狀態。
據內地《經濟日報》發表文章稱,短期個別房企出現風險並不會影響中長期房地產市場的正常融資功能,房企在交易所債券市場的融資渠道保持暢通有序。恆大(03333.HK)風險事件屬於市場經濟中的「個案現象」,不應過分誇大,但應對其他房企起到警示作用,再次強調穩健經營的重要性。
文中指,分析恆大風險的主因,在於企業自身經營不善,未能根據市場形勢變化審慎經營,反而盲目多元化擴張,進而造成經營指標、財務指標惡化。
文章還重申,內地穩中向好的經濟基本面沒有變,房地產行業總體保持健康發展,大多數房地產企業堅守主業、經營穩健。(ta/) ~
