統計指上月內地百強房企銷售金額按月跌3.4% 按年跌幅擴大至37.6%
克而瑞研究中心公布統計數據顯示,11月百強房企實現銷售操盤金額7,507.8億元人民幣(下同),按月回落3.4%,按年跌幅擴大至37.6%。
統計顯示,11月逾八成百強房企單月業績按年下跌,其中超過半數房企按年降幅大於30%。包括絕大部份30強房企在內,有近九成企業單月業績不及上半年月均水平。整體來看,11月百強房企單月業績表現不及上半年及歷史同期,按年、按月雙降的企業數量較上月有明顯增加,達到56家。
累計業績來看,截至11月末,百強房企銷售操盤金額較2019年和去年同期分別增長13.8%和1.4%,累計業績增速進一步放緩。
從拿地情況看,與往年年底企業紛紛加碼補倉不同,11月代表企業拿地不甚積極,按年跌幅逾九成,拿地總額創今年新低。
從銷售目標完成率來看,據中指研統計顯示,今年首十一個月公布銷售目標的32家房企的目標完成率均值為83%。其中,碧桂園(02007.HK)為84.9%,恆大為61.5%,萬科(02202.HK)為72.7%,融創(01918.HK)為85.9%。
據《證券時報》引述業內人士認為,年末,隨著房企衝刺全年業績,成交有望企穩回升,但整體回升幅度或有限。預計大部份企業完成年度目標難度很大。目前預期的市場底尚未真正到來,短期內房地產市場仍難言樂觀。房企依舊以保現金及保工程進度為主,預計拿地力度將保持長期低位。(ta/w) ~
