遠展(00035.HK):土地增加長遠有利中小發展商參與住宅發展
遠東發展(00035.HK)董事總經理孔祥達表示,本港住宅剛性需求很大,很多人未能置業,政府發展新界西北是宏偉計劃,未必能在三至四年完成,不過長遠來說土地增加,令中小型發展商在發展本港住宅項目的參與度增加。他指,目前仍然處於低息環境,樓價短期內不會有太大負面因素,中期來說,建築費和工人薪金上升,成本愈來愈高,也會反映在樓價上,長遠來說,供應增加時,亦不見政府希望拖垮樓市。
遠東發展夥拍新世界發展(00017.HK)向佳兆業(01638.HK)收購啓德住宅地。孔祥達指,啓德發展區很多基建,包括體育園等,對當區發展樂觀,區內其他地塊標價均高過該地,該地有海景的面積頗大,該地已經完成部分工程,集團所付代價已經支付了在建成本,並能夠節省發展時間,項目將爲純住宅項目。
集團截至今年9月底派中期息4仙。孔祥達說,最近幾年集團中期均派息4仙,該派息率不錯,希望集團派息政策爲穩健增長,並有盈利支撐。
孔祥達指,集團有不少非核心資產可以出售、將回收資金用作投資住宅項目,包括並非以帝盛爲名的酒店、合資項目、停車場、海外住宅項目的鋪位,集團會視乎當地投資機會和回報,考慮將資金投資海外和本港的項目。
孔祥達說,目前市場上很多酒店改爲長租,價格不高,甚至較租樓平,而且附帶不同服務設施,因此集團餘下酒店不一定要作爲檢疫酒店營運,集團在香港有一家酒店有潛力改爲長租,不過但未落實,指頗多基金希望投資這類資產。
孔祥達是,最近世界各地很多基金投資者向發展商收購住宅項目作出租,集團將在澳洲及英國積極尋找租建機會,不過集團在香港的住宅項目仍會用作出售。
集團預期今年下半財政年度,會推出澳洲布裏斯本「Queen’s Wharf」第五座和位於香港之畢架-金峯。
