華潤水泥控股(01313.HK):華潤水泥投資擬8.1億元收購深圳羅湖物業以作總部
格隆匯11月22日丨華潤置地(01109.HK)與華潤水泥控股(01313.HK)聯合公佈,於2021年11月22日,華潤置地的間接全資附屬公司華潤深圳(作為賣方)與華潤水泥的間接全資附屬公司華潤水泥投資(作為買方)訂立意向協議,據此,華潤深圳同意出售而華潤水泥投資同意購買該物業,代價為人民幣8.10億元。該物業擬用作華潤水泥投資及其部分附屬公司的辦公物業。
據悉,該項目為華潤深圳目前建設及開發的物業發展項目,擬用作產業研發等創新型產業功能及相關配套服務,位於中國廣東省深圳市羅湖區清水河五路。華潤水泥投資將向華潤深圳收購的該物業,為該項目1至4樓、6至10樓、14至23樓及13樓01室,由合共91個單位組成,計劃總建築面積為26,725.81平方米。
公吿稱,在現行市場上商業辦公室持續供應過剩的情況下,擬議交易有望成為本年度深圳市場為數不多的高調交易成功案例之一,進一步提升華潤置地集團的市場形象。此外,華潤水泥投資以該物業為總部,亦將加強華潤置地集團與羅湖區當地政府的合作關係,可望帶動區內其他項目銷售。
華潤水泥集團擁有企業總部大廈可樹立良好企業形象,有利於優秀管理及科技研發人才引進和穩定,有利於統一管理,提升管理效率;華潤水泥集團購置自有企業總部大廈亦可享受政府補貼,長期來看較租用辦公場地使用成本更為低廉,基於羅湖區的"灣區樞紐、萬象羅湖"新定位的規劃及其優越的地理位置,購置自有總部大廈可作為華潤水泥集團優質固定資產。
