西半山大型住宅地皮逾80%業權聯合放售 全數業權計市值料逾50億元

仲量聯行表示,以聯合業權方式放售香港西半山列堤頓道67至69號碧翠園、列堤頓道31至37號及羅便臣道102至108號第一大廈三項物業逾80%業權,爲區內近年放售的最大型住宅地皮。三項物業的邀約截止日期爲今年12月9日。相關項目佔地共逾3.7萬方尺,料將來可重建逾18萬方尺樓面。有市場人士稱,倘以樓面尺價3萬元計,以全數業權計,項目市值逾50億元。 第一項物業爲碧翠園,地盤面積約2.45萬平方尺,由2座樓高15層的大廈組成,其中3層爲停車場,大廈共提供96個單位,住宅部分總實用面積爲7.04萬平方尺;第二項物業爲列堤頓道31至37號住宅物業,佔地約6,946平方尺,物業樓高9層,提供32個單位;第三項物業爲樓高9層的第一大廈,佔地約6,026平方尺,提供36個單位。 根據半山區西部分區計劃大綱圖,三個屋苑的現址均劃爲「住宅(乙類)」用地,佔地共約3.74萬平方尺,地盤規模大,可作中密度住宅發展,並以地積比率5倍發展。
