《週末樓市》會德豐啓德「MONACO ONE」341夥即日沽清 二手交投回升
本港剛過去週末(13日及14日)新盤市場持續暢旺,一手成交宗數近540宗。其中,會德豐啓德住宅項目「MONACO ONE」週六(13日)展開首輪銷售,341夥即日全數沽清,套現逾35.5億元,折實平均尺價爲24,359元。
會德豐隨即加推123夥,折實售價由799.6萬元至1,788.6萬元,折實尺價介乎23,665元至30,381元,平均尺價爲25,533元,售價計預計可套現約13.8億元, 折實則約12.2億元。撇除坐向、景觀、樓層等因素,輕微加價約2%。發展商同時推出第二張銷售安排,安排於本週四(18日)發售150個單位,實用面積由326至671平方尺。折實售價爲792.1萬元至1,788.6萬元,折實尺價由22,550元至30,381元,折實平均尺價爲25,461元,售價計預計可套現約17.1億元,折實約15.1億元。
至於新地(00016.HK)旗下天水圍溼地公園項目「Wetland Seasons Bay」第2期在過去一週進行兩輪銷售。新地副董事總經理雷霆表示,價單發售單位全數沽清,涉300個單位,平均成交尺價近1.6萬元,加上1夥招標形式出售,套現逾20億元,項目餘下87個單位將以招標出售。他指集團將於明年第一季以現樓形式推售第3期「Wetland Seasons Bay」,其共提供384個住宅單位,設住宅大樓、別墅及洋房單位。
另外,新地與會德豐及恆地(00012.HK)合作的堅尼地城卑路乍街項目「KENNEDY 38」加推50夥,實用面積由262至302平方尺,折實售價由約690.1萬元至852.6萬元,折實尺價由25,400元至30,733元,折實平均尺價爲27,677元。
二手方面,中原地產十大屋苑本週末錄得12宗成交,較上週錄3宗升300%,零成交屋苑回落至3個,屬10星期新高。美聯物業剛過去的週末10大藍籌屋苑錄得約12宗買賣個案,較上週末11宗升約9.1%,連續五週錄雙位數成交。至於按15大屋苑計算,週末兩天共錄得約13宗成交,按周則跌約13.3%。
而利嘉閣十大屋苑過去週末錄9宗成交,較前一週的5宗升八成。香港置業週末則錄8宗成交,與之前週末減少2宗。
