德祥地產(00199.HK)盈喜:預計中期淨利不少於5億港元 同比扭虧
格隆匯11月9日丨德祥地產(00199.HK)發佈公吿,截至2021年9月30日止六個月,集團預期該期間的業績轉虧為盈,將錄得淨溢利不少於港幣5億元,相比2020期間的淨虧損約為港幣3.03億元。
公吿稱,該期間的預期淨溢利主要因素包括隨着佔用許可證獲發後,由集團一間聯營公司發展位於澳門的豪華住宅項目的預售單位已逐步交付予買家,而相應的銷售亦於該期間確認。預計於該期間集團應占聯營公司的淨溢利不少於港幣7億元,相比2020期間應占聯營公司的淨虧損約為港幣10萬元
同時,集團已撤銷有關收購保華建業集團有限公司45.76%權益的協議,並向賣方及南岸集團有限公司(臨時清盤中)(即賣方的擔保人)申索就此已付的訂金合共港幣1.59億元的退款。根據一名獨立專業估值師進行的初步估值,預期就訂金作出的預期信貸虧損確認重大虧損撥備不少於港幣1.5億元。預期信貸虧損為非現金項目,因此將不會影響集團的現金流。
