花旗發表研究報告,指恆基地產(00012.HK)以508億元奪得中環海濱商用地,造價符市場預期,交易作價反映樓面呎價約3.15萬元。管理層著眼長期資本增值,但相信投資者或有負面看法,因增加利息負擔,影響派息前景;鄰近國際金融中心(IFC)及置地廣場,在吸納奢侈品零售租戶面對高度競爭;以及發展周期長,預期一、二期項目分別於2027及2032年落成,予恆地目標價39.6元,評級「買入」。
