《大行報告》瑞銀:母企注入資產對越秀房託(00405.HK)影響中性
瑞銀髮表研究報告,越秀房產信託基金(00405.HK)剛公佈向母企越秀地產(00123.HK)收購辦公室物業(廣州越秀金融大廈),認爲收購對公司中性,但利好母企,維持越秀房託「買入」評級,目標價5.6元。
交易作價78億元人民幣,相等於公司今年6月底資產值的23%,公司將透過配售、債務和現金支付,完成後將派發特別息0.0255元人民幣。
該行指,估算在完成交易後,今年備考分派將持平,但期待在11月13日進一步披露交易細節時,有上升的可能。公司負債比率將由39%升至41%,而母企則錄出售稅後收益13億元人民幣,利好其資產負債表和派息。
