《大行报告》瑞银:母企注入资产对越秀房托(00405.HK)影响中性
瑞银发表研究报告,越秀房产信托基金(00405.HK)刚公布向母企越秀地产(00123.HK)收购办公室物业(广州越秀金融大厦),认为收购对公司中性,但利好母企,维持越秀房托「买入」评级,目标价5.6元。
交易作价78亿元人民币,相等於公司今年6月底资产值的23%,公司将透过配售、债务和现金支付,完成後将派发特别息0.0255元人民币。
该行指,估算在完成交易後,今年备考分派将持平,但期待在11月13日进一步披露交易细节时,有上升的可能。公司负债比率将由39%升至41%,而母企则录出售税後收益13亿元人民币,利好其资产负债表和派息。
