越秀房產基金(00405.HK):收購越秀廣州商廈後寫字樓佔比將升至73%
越秀房產基金(00405.HK)宣佈,擬斥77.9億元人民幣向越秀地產(00123.HK)收購廣州越秀金融大廈。
越秀房產基金主席、執行董事及行政總裁林德良表示,是次收購符合越秀房產基金的投資及增長策略,更可抓住粵港澳大灣區及廣州強勁的發展機遇,受惠廣州不斷增長的商業物業市場,擴大越秀房產基金物業組合,並帶來長期及穩定的收入來源,以及加強越秀房產基金的增長潛力。
收購完成後,越秀房產基金擴大後的資產組合估值預計是香港和新加坡上市房產基金所持的中國資產組合中規模最大;越秀房產基金的寫字樓佔比亦將從收購前的68%提高至73%;而組合中物業的平均樓齡由14.2年降低至13.4年;越秀金融大廈在2021年6月30日止6個月產生的收入,佔越秀房產基金經擴大組合的同期收入約19%。是次收購除了可帶來額外的可供分派收入來源,同時也可分散越秀房產基金當前組合可供分派的集中風險。
