《即日市評》港股回吐 恆大系下挫 內房股有支持
恆指連升四日(累漲1,173點或4.7%)後,今日回落。美聯儲局副主席誇爾斯指縱使目前爲美聯儲縮減買債的合適時機,但因應明年可能消退的通脹而開始加息是言之尚早,美股道指昨升0.4%創即市新高;執筆之時美國十年期國債孳息率升至1.646釐,美匯指數跌至93.67,美股道指期貨最新跌102點或0.3%,納指期貨最新跌0.22%。人行開展1,000億人幣7天期逆回購操作,單日淨投放900億人民幣,上證綜指全日升7點或0.22%收3,594點、深證成指跌0.05%,滬深兩市成交額共9,930億人民幣。
港股今日反覆向下。恆指高開5點,早段曾升93點見26,229點,午後曾跌295點一度低見25,840點,尾市跌幅收窄,收市跌118點或0.45%,報26,017點;國指跌3點或0.03%,收9,273點;恆生科技指數跌55點或0.82%,收6,636點。大市全日成交總額1,479.59億元,滬、深港通南下交易分別淨流入6.03億及12億元人民幣。
【中國平安彈 龍湖融創揚】
中國平安(02318.HK)全日股價搶高7.5%收62.75元。內房股有支持,融創中國(01918.HK)全日股價彈高10.2%,中國海外(00688.HK)及龍湖集團(00960.HK)股價各上揚4.9%及7.6%。國務院副總理劉鶴表示,目前內地房地產市場出現個別問題,但風險總體可控,合理的資金需求正在得到滿足,重申內地房地產市場健康發展的整體態勢不會改變。
摩根大通發表報告,目前內地房地產市場弱勢是因爲信貸收緊,而在未來數個月或開始有逐步輕微地放鬆,預計今個下跌週期會較2014和2015年間短,料隨着內地政府放鬆房地產信貸及按揭政策,樓價或在明年第一季反彈,屆時土地市場將復甦,房屋銷售將得到提振。
【市寬呈轉弱 恆大系走弱】
港股今日市寬轉弱,主板股票的升跌比率爲17比22(上日19爲比20);恆指成份股今日24只股份上升,下跌股份33只,升跌比率爲40比55(上日爲55比40);大市今日錄沽空236.39億元,佔可沽空股份成交1,263.38億元的18.711%(上日19.225%)。
恆大物業(06666.HK)賣盤予合生創展(00754.HK)並未進行,合生創展全日股價彈7.6%。恆大物業跌8%收4.71元。恆大系其他股票下滑。中國恆大(03333.HK)股價下挫12.5%收2.58元,恆大汽車(00708.HK)股價下滑2%報3.43元。
就中國恆大公佈向合生創展出售恆大物業的交易並未進行。摩根大通發表報告指,該交易一如該行預期並未進行,料對恆大及恆大物業股價均有負面影響。該行又預計恆大出售資產過程需時一至兩年,主因集團土地儲備龐大,沒有單一房企能輕易吸納,加上收購方對恆大的信心可能偏低,因此對恆大和恆大物業審慎看法,維持「減持」評級,目標價分別是1.7元和3.4元。
