《大行報告》摩通料內房信貨或迎放鬆 料內地樓價明年首季回升
摩根大通發表報告指,國家統計局公佈9月70城一手房價指數按月下跌0.08%,爲2015年5月以來首次按月下跌。報告解釋,2014年5月至2015年4月期間內地樓價下跌是因爲高庫存導致,而目前的房地產市場弱勢是因爲信貸收緊,而在未來數個月或開始有逐步輕微地放鬆,預計今個下跌週期會較2014和2015年間短,料隨着內地政府放鬆房地產信貸及按揭政策,樓價或在明年第一季反彈,屆時土地市場將復甦,房屋銷售將得到提振。
摩根大通認爲,三四線城市對信貸環境較敏感,預計這些城市會在明年第一季前持續跑輸大市。該行又認爲,全國徵收房地產稅不可能在短期內全面實施。
