九龍塘廣播道住宅地明截標 普縉估值約15億元
九龍塘廣播道79號住宅用地將於明日(22日)截標。普縉助理總監(專業產業諮詢及估值)李雋傑表示,地皮面積約23,864平方尺,指定作私人住宅用途,最高可建總樓面面積爲71,591平方尺,總地積比率約3倍。地皮估值爲約15億元,每平方尺樓面地價爲21,500元。
他指,地皮內四邊部份範圍被劃作非建築用地,於地面上只可興建擋土牆或圍牆,而地下則可興建地庫停車場及其他附屬設施。另外,由於坐落現場的建築物可能以含有石棉物料建造,發展商需要進行石棉調查以確認地皮內現有建築物有否含有石棉物料。發展商亦須就發展項目提交排污影響、噪音影響以及空氣質素影響的評估報告。
他認爲,雖然地皮毗鄰龍翔道,預料將受嘈音影響,但考慮到地皮處於傳統九龍豪宅區,而且總投資額不大,而對上一幅政府供應爲2018年1月由九倉投得位於龍翔道與獅子山隧道公路交界的住宅用地,因此預料入標反應踊躍。(ek/s)
