遠洋40億入股紅星地產,完成住宅、商業、物業一攬子併購

近日,遠洋集團(03377.HK)發佈公吿,遠洋集團、遠洋資本與紅星控股正式簽署協議,以人民幣40億元獲取紅星地產70%股權。遠洋集團、遠洋資本分別持有重慶紅星美凱龍企業發展有限公司35%、35%的股權。

遠洋集團表示,遠洋集團將以優質的土儲資源為基礎,發揮自身品牌優勢,並通過精細化管理,全面提升合作項目的運營效率和產品品質。雙方合作開啟後,遠洋在華東、華中、華西的土地儲備將得到明顯增厚,區域佈局亦將更加完善和均衡,紅星地產在未來兩年每年將貢獻300-400億元的銷售規模,其中絕大多數銷售額來源於華東、華中和華西區域。

紅星地產成立於2009年,是紅星控股旗下主要地產平台。目前,紅星地產待售貨值接近千億,其中70%分佈在上海、蘇州、長沙等一二線城市;從區域佈局上而言,華東、華中、華西佔比超過80%;從業態分佈來看,可售型住宅產品比重約佔80%。

2020年以來,遠洋集團提出“南移西拓”、“城市深耕”、“優先高效項目”的發展策略,併購紅星地產有利於在核心區域快速增加土地儲備。

本次合作中,紅星地產還擁有21個商業項目,其中位於上海、天津、福州、蘇州、長沙、西安等一二線城市核心地段的優質資產佔整體估值70%以上。

遠洋地產表示,以上21個商業項目的運營管理,原則上將繼續委託愛琴海集團對21個商業項目進行運營管理。

同時,紅星地產的物業管理平台也將按照賬面淨資產的價格轉讓,由遠洋集團和遠洋資本100%持有。未來3年內,隨着項目進入交付期,該物業管理平台在管面積有望突破2000萬平方米。
