10月15日,紅星美凱龍(601828.SH,01528.HK)發佈公吿稱與旭輝永升服務(01995.HK)達成股權戰略合作。兩家公司將以互惠互利的原則,整合各自在家居家裝及物業服務領域的優勢資源,在泛居家生活領域展開全面合作。
公吿顯示,雙方將共同經營上海美凱龍物業管理服務有限公司(以下簡稱“美凱龍物業”)。該公司將充分發揮合作雙方在商業物業領域累積的寶貴經驗,不斷拓展市場,致力於成為一家專注於商業物業管理的專業化服務企業。
紅星美凱龍作為中國家居零售業首家A+H股上市公司,35年來始終以提升國人居家生活品味為己任,用美學思維打磨生活的每一處細節。截至到2021年6月底,紅星美凱龍在全國共經營483家家居建材店/產業街。

旭輝永升服務成立於2002年,是一家享有良好聲譽且快速成長的智慧城市服務品牌,連續多年獲評中國物業管理服務百強企業。截至2021年6月30日,旭輝永升服務已成功進駐全國百逾座核心城市,為超150萬業主提供美好服務。

在家居生活產業鏈上,紅星美凱龍與旭輝永升服務分屬前端和後端,雙方就“品質家居+智慧物業”的行業新趨勢有高度共識,不論是從業務佈局、客羣畫像,還是服務能力、發力方向方面都有着非常高的契合度。集兩大助力於一體的美凱龍物業,不僅有望帶動紅星美凱龍商場人文服務及環境體驗迎來二次升級,還有可能撬動起更大的商業物業管理市場。
紅星美凱龍在公吿中表示,本次交易契合公司“輕資產、重運營”的發展戰略,有利於公司專注優質資源開展業務,旨在進一步提高公司資產盈利能力,中長期滿足公司的發展規劃,符合全體股東的利益。
近年來,紅星美凱龍一直在踐行“輕資產、重運營”的發展戰略。截至2021年6月底經營的483家家居建材店╱產業街中,輕資產商場佔比已增長至7成以上,資本性支出大幅減少。另一方面,面對家居行業新趨勢,紅星美凱龍順勢改造商場品類佈置,以九大主題館的新形象面對廣大消費者,“拓品類,重運營”的推進正加速紅星美凱龍從房東到管家的轉型。
