瑞銀調查:全球25個主要城市樓價按年升幅加快至6% 香港泡沫風險踞首
瑞銀全球財富管理投資長辦公室昨日(14日)公佈《2021年瑞銀全球房地產泡沫指數》,調查於2020年中至2021年中的一年內,全球25個主要城市經通脹調整後的樓價增長平均約6%,創2014年以來最高。
當中,以法蘭克福、多倫多和香港的房地產市場泡沫風險水平最高,慕尼黑和蘇黎世的風險也升溫,而溫哥華和斯德哥爾摩均重新進入泡沫風險區,只有馬德裏、米蘭和華沙的估值仍然合理,杜拜則是唯一一個被低估及出現按年衰退的市場。
瑞銀全球財富管理投資長辦公室房地產主管Claudio Saputelli指出,疫情期間許多人限制外出,提高對居住空間的重視程度,導致更高的買樓意願。同時,隨着置業者貸款標準的放寬,進一步改善本已有利的融資條件。此外,更高的儲蓄率和股票市場的繁榮,都推高樓價。
