《大行報告》匯豐研究:第三季中區寫字樓租金按季回升0.6% 看好太古地產(01972.HK)、領展(00823.HK)及置地

匯豐研究發表報告,指本港中環核心區域的寫字樓第三季租金錄按季增0.6%,扭轉2019年第二季起下跌趨勢,相信未來將有持續復甦,預期下半年該區的租金錄3%升幅,明年錄10%。 該行認為,因應本港經濟復甦,寫字樓租賃需求已逐漸回復,相信目前市場趨勢將「重回中環化」。由於中區與其他區的租金差距開始縮小,企業可能尋求有質素的寫字樓。而過去數月,中環區的寫字樓租務亦見回升。 該行指,從風險回報看,寫字樓收租股更見吸引,特別是在租賃需求回升的情況下,看好置地和太古地產(01972.HK),認為兩者的估值吸引,但股價短期內會因政策不清晰而較波動,至於零售銷售方面,相信未來6-12個月將維持增長,但商場收租股估值較不吸引,因大部份的利好已在現價反映,不過看好領展(00823.HK),認為可分派收入增長動力受本地零售市場回復和新收購支持。 該行予上述三公司「買入」評級,其中領展目標價為88.2元,太古地產目標價為27.4元。
