人行明確要維護房地產市場健康發展 內房及物管股大幅反彈 融創系及中海物業彈約15%
裏昂料內地房地產市場將於未來12至18個月進入下行週期,因爲大多數參與者均擔心中國恆大(03333.HK)流動性問題的溢出效應,從而令房地產活動放緩,故料內房將不可避免面臨銷售額下降。然而,該行進行壓力測試分析中,相信其所涵蓋的非國企開發商均將能夠解決短期現金流困難。若整體市場仍然低迷,認爲內地推寬鬆政策是可以的,此可能會催化行業市盈率估值,該行業預測今年市盈率目前處於3.5倍的歷史低位。從風險回報的角度來看,該行更喜歡華潤置地(01109.HK)和中海外(00688.HK)等國企,料龍湖(00960.HK)在所有非國企內房股中最具安全性。 人行昨天於第三季貨幣政策委員會例會中明確指出,要維護房地產市場健康發展、住房消費者合法權益。此外,大摩料內房違約風險增但可控,加上融創中國(01918.HK)澄清從未向政府求助及強調建設營運正常,紓緩市場對行業違約憂慮。主要內房及管物股今天大幅反彈,尤其是融創中國股價曾飆升20%高見15.58元,現報15元,急彈16%,股價升破10天線(14.48元)。 四大藍籌內房潤地、碧桂園(02007.HK)、中海外及龍湖依次彈6.5%-9%,前三者分別高見32.4元、7.87元、17.94元,後者報34.85元即市高位。佳兆業(01638.HK)彈8%報2.15元;萬科(02202.HK)重越10天及20天線,最高見20.8元,現報20.5元,反彈7.7%;中海宏洋(00081.HK)彈8.2%報4.63元,股價重越10天線(4.53元)。 物管股以中海物業(02669.HK)彈力最強,股價重越10天及20天線(5.98元及6.28元),最高見6.46元,現報6.42元,急彈15%。融創服務(01516.HK)股價也重越10天線(14.6元),最高見16元,現報15.72元,急彈14%;藍籌碧桂園服務(06098.HK)扭兩連跌,股價重越20天線(56.4元),最高見58.35元,現報57.25元,急彈逾9%;旭輝永升服務(01995.HK)扭兩連跌,股價重越20天線(14.7元),最高見15.5元,現報15.42元,急彈10%。 合景悠活(03913.HK)升破10天線,股價反彈10%報5.76元,正挑戰20天線(5.78元)。綠城服務(02869.HK)重越10天、20天及50天線(7.84-8.36元),最高見8.47元,現報8.46元,回升8.5%。世茂服務(00873.HK)重越10天線(15.05元),報15.86元,回升8.8%。新城悅服務(01755.HK)曾一舉重越10天及20天線(15.2元及16.27元),最高見16.44元,現報16.16元,反彈10%。 大摩指,內房被有關當局要求遵守去年8月頒佈的「三條紅線」,旨在遏止行業過度借貸。此外,內地物業需求過去兩個月下滑,上半年物業借貸限額預取壓抑了物業銷售,對內房企業帶來進一步困難,導致若幹內房面對達標壓力,但絕大部分內房正邁向符合「三條紅線」要求,該行估算內房行業總債務敞口達18.4萬億元人民幣,與年度銷售相若。這意味總槓桿可控,去槓桿過程亦然。
