越秀地產(00123.HK)逾百億拿下暨南大學北側商住地塊
格隆匯9月27日丨越秀地產(00123.HK)宣佈,公司於2021年9月26日透過廣州越秀華城房地產開發有限公司(其擁有95.48%權益的附屬公司),通過公開掛牌方式分別以底價人民幣52.91億元及底價人民幣50.05億元成功競得廣州市番禺區新造鎮創新城暨南大學北側地塊一("暨南大學北側地塊一")及地塊二("暨南大學北側地塊二")(統稱"暨南大學北側地塊")。
暨南大學北側地塊一佔地面積約95,967平方米,總可建築面積約325,444平方米,其中計容建築面積約230,045平方米。暨南大學北側地塊二佔地面積約91,114平方米,總可建築面積約329,724平方米,其中計容建築面積約217,599平方米。
公吿稱,暨南大學北側地塊性質為商住用地,項目公司在暨南大學北側地塊興建的居住房屋及商業物業均擬作出售用途。暨南大學北側地塊一及暨南大學北側地塊二相連。暨南大學北側地塊位於廣州市番禺區國際創新城片區,該片區定位為國際科技產業孵化基地。暨南大學北側地塊南面為暨南大學番禺校區。暨南大學北側地塊距離地鐵4號線新造站約600米,南接南大幹線(高速公路),向東可連接新化高速,15分鐘通達琶洲核心商業區,約1.3公里外的金光東隧道預計於2022年6月開通,直接通達大學城,交通便利。暨南大學北側地塊周邊具備教育、商業、醫療等配套,宜居舒適度高。
收購暨南大學北側地塊乃集團之日常及一般業務過程中進行。董事會認為,收購該地塊的價格合理,並且符合公司及股東整體利益,增加公司優質土地儲備,進一步鞏固公司於廣州市的戰略地位。
