萊坊:8月中環甲廈空置率降至九個月低 住宅樓價勢創新高
萊坊發佈報告指,8月份寫字樓租賃市場氣氛好轉,帶動租金上升,中環甲級寫字樓市場錄得自去年11月以來最低的空置率,超甲級寫字樓國際金融中心二期和友邦保險中心在月內錄得6%至8%的租金升幅。 萊坊表示,受到強勁的租賃勢頭支撐,很多超甲級寫字樓的空置面積已被填補,九龍區寫字樓租賃查詢和睇樓量增加,預計今年第四季部分寫字樓的租金趨穩定,甚至略升。 住宅方面,萊坊說,在樓價飆升,本地住宅需求強勁和低利息的背景下,相信樓價將很快會再創新高,預計買家入市意欲將持續到年底,但隨着樓價接近新高,買家將變得更謹慎和採取觀望態度,令第四季交易活動穩定或平穩增長,預計全年總成交量在6.2萬至6.5萬宗之間。 萊坊說,15萬元或以下月租的中小型店鋪的需求有增加的跡象,特別是適合作餐廳用途的店鋪,不過由於很多具有高租金負擔能力的國際和奢侈品牌不再租賃大面積店鋪,業主的選擇十分有限,因此轉而考慮具有創新理念的零售商。綜合不同利好因素,包括疫苗接種率提高、電子消費券計劃,以及推出「來港易」及「回港易」免檢疫計劃,萊坊預計,第四季零售市場將保持穩定。
