南京公用(000421.SZ)：參與競拍南京雨花台兩地塊
格隆匯9月26日丨南京公用(000421.SZ)公佈，公司擬於2021年9月26日參與南京雨花台寧南NO.2021G75地塊及南京雨花台鐵心橋NO.2021G76地塊土地使用權競拍。
南京雨花台寧南2021G75地塊(雨花台區軟件谷鬱金香路以南、規劃道路以西地塊)，四至為：東至現狀，南至鬱金香花苑，西至君子蘭花園，北至玉蘭小區。總用地面積17728.8㎡，出讓面積17728.8㎡，用地性質為二類居住用地，容積率1.0≤R≤1.25，限高H≤24米，建築密度≤25%，綠地率≥35% 。 起拍總價為6.1億，起拍樓面價27526元/㎡，最高限價6.95億，最高樓面限價31361元/㎡，競拍價格7億，競拍樓面價31587元/㎡，競買保證金1.22億，地塊毛坯限價為43000元/㎡。
南京雨花台鐵心橋2021G76地塊(雨花台區鐵心橋街道數字大道以北、共青團路以東荷塘B地塊)，四至為：東至縱二路，南至數字大道，西至共青團路，北至現狀。 總用地面積27527㎡，建築面積83957㎡，用地性質為商住混合用地，容積率1.0≤R≤3.05，限高60≤H≤100米，建築密度≤35%，綠地率≥30% 。 起拍總價為18.9億，起拍樓面價22511元/㎡，最高限價21.6億，最高樓面限價25727元/㎡，競拍價格21.7億，競拍樓面價25846元/㎡，競買保證金3.78億，地塊毛坯限價為38500元/㎡。
綜合分析項目區位、周邊競品、目標定位等因素，結合項目經濟效益測算及一定的市場預期，公司認為：
1、G75地塊位於雨花寧南板塊，區位優越、配套完善、交通可達性良好，板塊發展成熟，居住生活氛圍濃郁。寧南板塊建立之初產業定位高端，現已發展成熟，以高新技術、商貿、家居和汽車產業為主，地緣客户綜合素質高。寧南板塊發展多年，近年來鮮有新房上市，區域內新房改善需求大。G75 地塊體量適宜，適宜打造針對地緣客户的品質改善住宅產品，滿足市場需求。
2、G76地塊雨花台區鐵心橋板塊，在軟件谷南北兩園中間，東臨南京南站板塊，西接河西板塊。地塊周邊配套完善，板塊環境優越，交通便利，適合南站與河西附近上班族居住通勤。地塊周邊新樓盤多為精裝搖號盤，去化速度快，該板塊目標客羣範圍廣數量可觀。
綜上所述，上述兩地塊區位優越，未來很有發展潛力，銷售預期良好，宜開發住宅類項目。
