南京雨花台寧南2021G75地塊(雨花台區軟件谷鬱金香路以南、規劃道路以西地塊),四至為:東至現狀,南至鬱金香花苑,西至君子蘭花園,北至玉蘭小區。總用地面積17728.8㎡,出讓面積17728.8㎡,用地性質為二類居住用地,容積率1.0R1.25,限高H24米,建築密度≤25%,綠地率≥35% 起拍總價為6.1億,起拍樓面價27526/㎡,最高限價6.95億,最高樓面限價31361/㎡,競拍價格7億,競拍樓面價31587/㎡,競買保證金1.22億,地塊毛坯限價為43000/㎡。

南京雨花台鐵心橋2021G76地塊(雨花台區鐵心橋街道數字大道以北、共青團路以東荷塘B地塊),四至為:東至縱二路,南至數字大道,西至共青團路,北至現狀。 總用地面積27527㎡,建築面積83957㎡,用地性質為商住混合用地,容積1.0R3.05,限高60H100米,建築密度≤35%,綠地率≥30% 起拍總價為18.9億,起拍樓面價22511/㎡,最高限價21.6億,最高樓面限價25727/㎡,競拍價格21.7億,競拍樓面價25846/㎡,競買保證金3.78億,地塊毛坯限價為38500/㎡。

綜合分析項目區位、周邊競品、目標定位等因素,結合項目經濟效益測算及一定的市場預期,公司認為:

1G75地塊位於雨花寧南板塊,區位優越、配套完善、交通可達性良好,板塊發展成熟,居住生活氛圍濃郁。寧南板塊建立之初產業定位高端,現已發展成熟,以高新技術、商貿、家居和汽車產業為主,地緣客户綜合素質高。寧南板塊發展多年,近年來鮮有新房上市,區域內新房改善需求大。G75 地塊體量適宜,適宜打造針對地緣客户的品質改善住宅產品,滿足市場需求。

2G76地塊雨花台區鐵心橋板塊,在軟件谷南北兩園中間,東臨南京南站板塊,西接河西板塊。地塊周邊配套完善,板塊環境優越,交通便利,適合南站與河西附近上班族居住通勤。地塊周邊新樓盤多為精裝搖號盤,去化速度快,該板塊目標客羣範圍廣數量可觀。

綜上所述,上述兩地塊區位優越,未來很有發展潛力,銷售預期良好,宜開發住宅類項目。
