仲量聯行:8月甲廈空置率維持9.6%
仲量聯行最新發表的《香港地產市場觀察》報告指出,8月整體寫字樓市場負吸納量持續下降至10,900平方呎。市場上仍然有部分企業因新冠疫情而縮減規模,但已被提升辦公室質素的需求及靈活工作空間市場的擴張所大幅抵銷。
在租戶追求更靈活的租期及面積的需求下,靈活辦公室中心對寫字樓租戶更見重要,帶動此市場擴大。Compass Offices擴充旗下在銅鑼灣利園一期,租用面積16,200平方呎及上環無限極廣場,建築面積11,900平方呎內的商務中心。另外雷格斯(Regus)在尖沙咀港威大廈第五座額外租用多一層面積約24,500平方呎建築面積樓面。
報告指截至8月底,本港甲級寫字樓空置率維持9.6%,中環寫字樓空置率由7.4%按月升至7.7%水平。較矚目的租賃成交為內地投資銀行中金公司據報額外租用了國際金融中心一期32,600平方呎樓面,為續租計劃的其中一部分。
仲量聯行香港租賃業務主管鮑雅歷表示,雖然個別大廈租金於8月微升,但整體市場租金按月微跌0.1%。主要分區市場中,灣仔或銅鑼灣及九龍東的租金跌幅相對較大,而中環區租金則相對平穩。
