中天精裝(002989.SZ)：部分募投項目實施內容變更及延期
格隆匯9月22日丨中天精裝(002989.SZ)公佈，公司總部建設項目關於項目場地的原實施方式為：公司計劃於深圳市中心區購置一處2300平方米的寫字樓作為總部建設項目場地。預計於2019年內裝修完成後將目前總部的人員、設備等資源一併遷入新的管理總部。管理總部的建設除房屋購置款以外，不再涉及組織架構和人員安排方面的變化。其中設計部的建設計劃於深圳市福田區泰然工業區泰然大廈租賃800平方米的辦公場地，並進行必要的裝修和辦公設備購置。原計劃預期可以達到使用的時間為2021年12月31日。
公司研究院建設項目關於項目場地的原實施方式為：公司計劃購置面積為800平方米的辦公場地實施研發項目，並進行必要的裝修和購置相關辦公傢俱，為加強管理，購置地點計劃與管理總部一致。原計劃預期可以達到使用的時間為2021年12月31日。
鑑於近年來深圳市政府不斷加大對本土上市公司的發展支持力度，採取多種方式滿足上市公司總部辦公用房需求，《深圳市人民政府關於引發總部項目遴選及用地供應管理辦法的通知》(深府規〔2018〕1號)、《深圳市人民政府辦公廳印發深圳市關於進一步提高上市公司質量的實施意見的通知》(深府辦〔2021〕4號)等政策文件的陸續出台，因此，綜合考慮公司的長期戰略發展需求、實現募集資金配置最優化和效益最大化等因素，公司將總部建設項目及研究院建設項目由購置及租賃辦公場所變更為購置土地自建辦公樓，公司的使用面積會比原始計劃有一定幅度的增加但項目投資總額未發生變化。由於公司總部建設項目及研究院建設項目辦公場所建設方式由購置及租賃辦公樓變更為購置土地自建辦公樓，項目建設期間預期將有所延長；公司結合募投項目當前實際情況，為維護公司及全體股東的利益，經審慎考量，將上述兩個項目延期至2024年12月31日。截至目前，公司已登記報名參與辦公場所用地的採購流程，並在與相關部門積極開展溝通、大力推進相關事項落地，具體計劃實施情況會受到政府審批進程影響。
