內房商新力控股(02103.HK)暴瀉89%破底成交增 江西省出臺整治規範房地產市場秩序三年行動方案
江西省住房城鄉建設廳及發改委等八部門上週末印發《有關江西省持續整治規範房地產市場秩序三年行動方案》通知。?根於江西房企新力控股集團(02103.HK)股價暴瀉,由今早最高位4.02元,掉頭急瀉,午後一度觸發「及市調機制」而進入5分鐘冷靜期,曾低見0.385元上市新低,現報0.415元,暴瀉89%,一向稀疏成交激增至1.13億股,爲歷來最多。新力是內地一家大型綜合性物業開發公司,總部位於上海,並於2010年開展首個項目的江西省住宅物業開發企業中確立領先地位。股份於2019年11月以每股3.98元來港上市。
爲進一步整治和規範房地產市場秩序,促進房地產市場平穩健康發展,保障羣衆合法權益,確保房地產領域社會穩定,根據《住房城鄉建設部等8部門關於持續整治規範房地產市場秩序》的通知要求,決定在江西省範圍內開展持續整治規範房地產市場秩序三年行動,特製定方案。整治內容分別爲房地產開發、房屋買盤、住房租賃、物業服務。《通知》提出整治房地產開發企業違法違規開工建設、未按房屋買賣合同約定如期交付、未按完整居住社區建設標準建設配套設施;未取得預售許可擅自預售商品房;未按規定落實商品房預售信息公示及售前告知有關要求、未落實商品住房明碼標價、「一房一價」制度、發佈虛假房源信息、捂盤惜售,囤積房源、採返本銷售或者變相返本銷售的方式銷售商品房、挪用交易監管資金、限制或拒絕購房人使用住房公積金貸款、套取或協助套取「經營貸」「消費貸」等非個人住房貸款用於購房、協助購房人規避限購政策、協助購房人非法規避房屋交易稅費、違規收取預付款、「茶水費」等費用,變相漲價;利用不公平格式條款侵害消費者權益;捆綁銷售車位、儲藏室、捏造、散佈不實信息,擾亂市場秩序、經紀從業人員未進行實名登記等。
此外,惠譽上週將新力控股評級展望調整爲負面,維持評級「B+」。
