中銀香港(02388.HK):線上按揭月均申請筆數增近兩倍 線上估價使用量已逾550萬次

中銀香港(02388.HK)指出,該行為首家銀行推出一站式線上置業手機應用程式,而該行不斷優化其「置業專家」應用程式,包括將中原地產,中原按揭,經絡按揭,利嘉閣地產及House 730等第三方機構的實用資訊融入「置業專家」內,讓置業人士輕鬆方便地在同一個手機銀行應用程式內獲取樓價指數,屋苑樓價走勢等。 「置業專家」手機應用程式結合置業規劃及線上按揭服務,由搜尋實用資訊、樓盤資料、獲取物業估價,到計算置業預算等,全程均可經手機辦理,中銀香港個人數字金融產品部副總經理陳碧蓮表示,近年客戶對線上置業服務的需求不斷上升,截至今年8月,透過線上遞交的按揭月均申請筆數,較上年同期增長近兩倍。此外,中銀香港通過Open API技術於合作夥伴平台提供線上即時估價服務,至今使用量已逾550萬次。她透露應用程式的下載量已達六位數,透過應用程式申請按揭料可節省一半的時間,而現時線上申請佔比約5%至10%左右,認為服務有助便利客戶,因為用戶毋須親自到分行輪候,而且程式亦設有很多自助服務,客戶可在放工後自行在線上申請。 該行分析認為,今年以來樓市表現不錯,首七月樓價累升4.3%,成交量亦逾4.7萬宗,較2017至2019年平均升約25%,展望隨著經濟復甦、失業率下降,加上低息環境維持,料今年樓價繼續上升,全年計料升5%至10%,具體上升幅度仍視乎疫情發展及通關進度,倘通關的話樓價升幅有望貼近10%。該行續指,美國聯儲局料在年內縮減買債,估計最快到2023年前後才加息,而香港利息跟隨美國走勢,不過料最優惠利率上升速度將慢於美國,因為本港銀行資金充裕、資金成本低,無迫切需要提升最優惠利率。
