《週末樓市》三新盤齊售一手成交大增至近580宗 二手交投橫行
剛過去週六日(4日及5日)本港樓市交投暢旺,市場共有三個新盤推售單位,令一手成交大增至近580宗,爲超過兩年來最多的週末。其中,新地(00016.HK)旗下天水圍溼地公園路1號住宅項目第一期「Wetland Seasons Bay」第三輪價單發售的285夥單位全數沽清,發展商昨日(6日)隨即原價加推123夥,折實平均尺價爲15,975元。新地副董事總經理雷霆表示,項目經三輪推售後,爲集團套現逾60億元。而項目有機會於本週末進行尾輪推售,涉及約250夥單位。 另外,嘉裏(00683.HK)、信置(00083.HK)及港鐵(00066.HK)合作發展的黃竹坑站「港島南岸」第2期「揚海」,過去週六首輪價單銷售188夥亦即日全數沽清。發展商加推90夥,包括8夥一房、51夥兩房及31夥三房,實用面積由343至955平方尺。折實售價1,118.8萬元起,折實尺價30,587元起。至於恆地(00012.HK)啓德「THE HENLEY III」同日首輪推售100夥,售出67個單位。 二手方面,中原地產十大屋苑本週末錄得12宗成交,成交量橫行,零成交屋苑收窄至2個,分別爲麗港城及新都城。美聯10大藍籌屋苑週末則錄得約13宗買賣成交,按周無升跌,連續29個週末保持雙位數水平。 利嘉閣週末十大指標屋苑累錄12宗二手成交個案,較上週末(8月28至8月29日)的11宗增加1宗或約9%。而香港置業十大二手指標藍籌屋苑於週末合共錄9宗成交,與上週末12宗比較降約25%。
