易居企業控股(02048.HK)中報:因計提大額壞帳導致虧損
8月31日,易居企業控股(02048.HK)發佈2021年中期業績報吿,報吿期間錄得總收入人民幣62.48億元,同期增長119.6%,實現房地產代理服務交易總額(GTV)為人民幣2226億元,較去年同期增加51.0%。
由於集團個別房地產開發商客户的信貸質素惡化,集團就客户的未償還貿易相關應收款項的預期信貸損失的金融資產虧損撥備高達人民幣19. 37億元,導致集團報吿期內錄得淨虧損人民幣15.63億元。
2021年,房地產市場環境複雜多變,“房住不炒”的主基調下,“三道紅線”“貸款集中度管理”和集中供地政策相繼出台,行業供需兩端融資環境持續收緊。面對行業發展邏輯轉變的關鍵時期,易居企業控股堅持穩健的步伐,積極推動各項業務,並保持良好發展,整體業務規模已經恢復到疫情前正常水平,經營業績較去年大幅提升。
與此同時,集團為應對市場風險,在業務擴張過程中進一步增強財務管控及現金流管理,加大應收款回收力度,至報吿期末,賬面現金及現金等價物為60.91億元。
由於新冠疫情帶來的影響在中國內地基本消除,易居企業控股營運以及業務規模已恢復至正常水平,各項業務經營業績較去年實現大幅提升。
具體來看,一手房代理業務成銷總面積達到18.0百萬平方米,GTV人民幣2226億元,同比增長51.0%。一手房代理服務產生的收入共16.37億元,較去年同期增加29.2%。
房地產經紀網絡服務業務方面,2021年上半年實現GTV人民幣1001億元,同比增長131.1%,成銷套數67536套,同比增長110.2%。致力於發展分銷業務致使GTV大幅增加,收入隨之大增,截至2021年6月30日止六個月房地產經紀網絡服務業務實現收入21.62億元,同比增加96.2%。2021年公司繼續保持行業領先地位,陸續推出了友房公盤資源分享平台等一系列產品,大力發展一二手聯動業務,併為中小微中介及經紀人賦能。
地產數據及諮詢服務業務實現穩定增長,收入錄得人民幣4.96億元,同比增長4.2%。報吿期間,本公司推出了中國物業管理行業決策諮詢系統(CPIC)。作為國內第一個基於多業態打造的物業數據庫,在已有的住宅、資管、辦公、園區的等數據庫基礎上,打造更強大成熟的數據基礎。
數字營銷服務保持穩健增長,並錄得收入為人民幣19.52億元,同比增長8%。
