新力控股集團(02103.HK)公佈中期業績 總合約銷售額增加35% 負債比率大幅下降

格隆匯8月30日丨新力控股集團(02103.HK)公吿,截至2021年6月30日止6個月,公司總收入同比增長約28.9%至人民幣112.2億元;母公司擁有人應占核心利潤為人民幣7.3億元,同比增長約7.4%;每股盈利人民幣0.21元。

於2021年6月30日,現金及銀行結餘為人民幣193.5億元,比2020年12月31日增加約10.3%。淨資產負債比率由2020年12月31日的63.6%減少13.1個百分點至2021年6月30日的50.5%。

期間集團總合約銷售額及應占權益合約銷售額分別為人民幣587.89億元及人民幣270.4億元,同比增加約35.0%及28.4%,主要是由於2020年國內房地產受新冠疫情衝擊後,本期間銷售慢慢恢復。應占權益合約銷售額分佈在全國四大區域,其中江西省佔約26.7%,大灣區佔約12.9%,長江三角洲地區佔約37.2%及華中華西地區核心城市及其他高增長潛力地區佔約23.2%。

集團聚焦一二線城市的多元化地域分佈及擁有大量優質土地儲備。截至2021年6月30日,總應占權益土地儲備1440萬平方米。有關分佈及土地儲備反映了集團不僅擁有海量的豐沃土地儲備,同時新拓展的大灣區,以及長江經濟帶上核心城市的土地儲備佔比在大幅提高,可見集團堅持全國化發展的堅定決心。受粵港澳大灣區發展綱要及社會主義現行示範區政策利好的粵港澳大灣區,以及長江經濟帶上核心城市是中國經濟最為活躍的核心區域,這些積極因素有助集團更快成長。

公司表示,面對新的發展形勢,新力作為全國性大型房地產開發商,將緊抓機遇,堅持城市深耕及高週轉的經營策略,充分釋放集團內資產價值,繼續鞏固並加強集團在市場中的領導地位。區域佈局方面,集團將繼續堅持以一二綫城市為主,強三綫為輔,加大長三角地區和大灣區的佈局力度,同時發揮江西大本營的優勢,佈局中西部核心城市高增長潛力地區,形成明確的四大區域戰略佈局。

拿地政策方面,集團將在保證資本結構持續優化的前提下,持續研判市場,確保單項目盈利能力,控制地價、提升利潤、控制拿地規模,實現快速週轉;鼓勵合作,適當多元化合作模式,推動更多優質合作項目落地。銷售方面,集團將不斷升級營銷服務體系,積極去化提速。集團可售貨值供應充足,地域均衡分佈,對完成本年度全年合約銷售目標充滿信心。

財務管理方面,集團將繼續加強現金流管理,抓回款,積極擴展融資管道及優化債務結構,保持財務狀況穩定健康。產品力提升方面,集團將通過新安全、新全齡、新精緻三大主張賦能越級品質,升級居住體驗。同時針對購房到居住的全服務週期,升級打造領先行業的客户服務保障體系。
