中國奧園(03883.HK)公佈中期業績 銷售額增長33% 大灣區可售資源達7487億元
格隆匯8月20日丨中國奧園(03883.HK)發佈公吿,截至2021年6月30日止六個月,公司期內營業額為人民幣325.1億元,同比增長15%;期內淨利潤為人民幣28.4億元,淨利潤率為8.7%。期內核心淨利潤為人民幣28.7億元;核心淨利潤率為8.8%。於2021年6月30日銀行結餘及現金(包括受限制銀行存款)為人民幣683.2億元。
回顧2021年上半年,集團憑藉精細化管理和區域深耕,實現銷售、回款、交樓、客户滿意度等多項指標提升,從組織升級、大運營管控、資金盤活、夯實資訊等多個方面全力推進各項工作,取得預期成績。報吿期內,集團實現物業合同銷售額約人民幣675.8億元,合同銷售面積約596.3萬平方米,同比分別增長33%和17%,平均售價約每平方米人民幣11,333元。
自2011年進入城市更新領域以來,集團聚焦粵港澳大灣區等核心區域,在組織優化、資源整合、團隊能力提升等方面繼續發力。截至報吿期末,集團擁有逾70個不同階段的城市更新項目,預計額外提供可售資源約人民幣7,543億元,其中大灣區可售資源約人民幣7,487億元,佔比99%。
此外,集團進一步深化城市深耕戰略,聚焦粵港澳大灣區、長三角等價值高地及產業腹地,繼續積極拓展城市更新,側重一二線城巿,以中心城市+衞星城深耕都市圈,支持城市公司打造百億級城市根據地。截至2021年6月30日,集團擁有360個項目,分佈95個境內外城市,土地儲備總建築面積達5,358萬平方米,總貨值約人民幣5,939億元,計入城市更新項目後的總貨值約人民幣13,482億元,滿足未來四至五年的發展。
展望下半年,集團將繼續全面加強銷售,緊抓回款,加快交付,提升管理效能。同時,集團將繼續降低整體債務規模,優化信貸指標。集團將繼續發揮收併購、城市更新等傳統優勢,審慎補充優質土地儲備。2021年是集團成立25週年,也是新發展階段的里程碑之年。集團將繼續以追求高質量發展和實現精細化管理為目標,持續深化一業為主、縱向發展戰略,加快幸福人居與悦康生活的雙向賦能,激發組織架構新活力,提升企業綜合競爭力,實現可持續、高質量發展。
