金科服務(09666.HK)公佈中期業績 純利大增80.3% 社區增值服務收入升419%
格隆匯8月19日丨金科服務(09666.HK)發佈公吿，截至2021年6月30日止6個月，公司收入增至約人民幣25.86億元，增幅約88.8%；期內毛利增至約人民幣8.4億元，增幅約94.0%。毛利率為32.5%，較2020年同期的31.6%上升0.9個百分點。期內淨利潤增至約人民幣5.42億元，增幅約79.1%，淨利潤率達21.0%；公司擁有人應占溢利增至5.3億元，增幅約80.3%。
期間來自非業主增值服務的收入增加約94.2%至5.67億元，乃主要由於以下因素推動所致：(a)向物業開發商提供的案場服務因銷售案場數目的增加而增加；(b)COVID-19對中國的影響正在減弱；及(c)商品房代理銷售業務於2021年上半年取得突破性發展。
來自社區增值服務的收入增加約419.0%至6.52億元，乃主要由於以下因素推動所致：(a)集團物業管理業務規模增加致使客羣基數增加；(b)向業主及住户提供的社區增值服務種類擴充等。
於2021年6月30日，集團物業管理服務的合約建築面積約為3.15億平方米，其中58.3%為獨立第三方開發的物業，第三方佔比相較於2020年末提升1.9個百分點。於2021年6月30日，在管建築面積約為1.87億平方米，其中51.8%為獨立第三方開發的物業，第三方佔比較2020年末提升3.2個百分點。
2021年6月30日，集團擁有現金及定期存款約人民幣69.74億元。截至2021年6月30日止六個月，集團經營活動產生的現金流入淨額約為人民幣6.73億元。
前景及未來規劃：於空間服務，公司將夯實城市密度戰略，積極應對收併購機會，提升多元服務品質；於生活服務，公司將做透社區生態建設，延伸業務市場發展，構建美好生活服務商；於科技服務，公司將提升科技實力壁壘，推動數智科技賦能，建設數字化城市。
