仲量聯行:7月甲級寫字樓空置率微升至9.6%
仲量聯行發表的《香港地產市場觀察》報告指出,隨著近期企業縮減規模活動有所緩和,7月整體寫字樓市場負吸納量回落至8.9萬平方呎。部分租戶已把握機會重新配置辦公室,例如醫療保健公司保柏承租觀塘海濱匯9.25萬平方呎樓面建築面積以整合辦公空間。
報告指截至7月底,甲級寫字樓空置率由6月底的9.5%按月微升至9.6%,中環寫字樓空置率維持在7.4%水平,其中較矚目的租賃成交屬恆地(00012.HK)預計於2023年竣工的優質甲級寫字樓The Henderson於月內覓得首位租客。
仲量聯行香港租賃業務部主管鮑雅歷表示,雖然個別大廈租金於7月微升,但整體空置率上升對租金構成下調壓力,導致月內整體市場租金仍按月下跌 0.2%。主要分區市場中,灣仔或銅鑼灣和九龍東的租金跌幅相對較大。
商舖租賃市場方面,仲量聯行大中華研究部主管黃志輝表示,7月商舖租賃市場氣氛進一步改善,零售商能以遠低於高峰期的租金水平承租核心區商鋪。值得一提的是,一家鐘錶零售商據報以月租50萬元承租中環華人行1,093平方呎地下商舖,較高峰期租金低出78% 。
