寶龍地產(01238.HK)公佈業績:上半年純利升76.1%,中期股息18港分,有信心實現目標1050億元
格隆匯8月18日丨寶龍地產(01238.HK)公佈中期業績,截至2021年6月30日止6個月,公司收入約為人民幣207.30億元,同比上升約20.7%;租金收入及提供商業運營服務及住宅物業管理服務收入約為人民幣18.48億元,同比上升約20.5%;公司擁有人應占利潤約為人民幣39.08億元,同比上升約76.1%;公司擁有人應占核心盈利約為人民幣25.49億元,較2020年同期上升約41.8%;董事會宣派中期股息每股18港分,較2020年同期上升約50.0%。
截至2021年6月30日止六個月,集團連同聯營公司及共同控制實體實現合約銷售額約為人民幣530.39億元,較2020年同期增加約68.2%。截至2021年6月30日止六個月,集團連同聯營公司及共同控制實體實現合約銷售面積約為3,385,793平方米,較2020年同期增加約65.4%。
回顧期內,集團合約銷售同比大幅度增長主要是由於:(i)集團堅持"369"開發模式,積極提升運營效率、加快週轉,減緩了新冠疫情對項目開發的影響;(ii)堅持“”1+1+N“”發展戰略,重點佈局長三角及粵港澳大灣區;及(iii)長三角及粵港澳大灣區貨量儲備充足,產品定位準確,注重品質及客户體驗,產品符合市場需求。
於2021年6月30日,集團擁有的優質土地儲備總建築面積約為3780萬平方米,其中,正在開發建設中的物業約為2630萬平方米;持作未來發展物業約為1150萬平方米。開發中的土地儲備將用於發展大型商住物業,附優質住宅物業、酒店式公寓、辦公樓及酒店。於2021年6月30日,集團土地儲備接近70%分佈於長三角地區。
集團聚焦企業對社會的責任以及自身高質量的發展,於2021年中提出"聚焦突破、實現飛躍"的發展主題。截至2021年7月31日止七個月,集團實現合約銷售總額年同比增長60.1%,集團有信心實現2021年合約銷售目標人民幣1,050億元。為實現五年戰略目標,集團將繼續拓展優質土地儲備,未來將繼續堅持"1+1+N"發展戰略,重點佈局長三角及粵港澳大灣區,同時兼顧其他機會型優質地區。集團亦會加強區域重點城市的市場跟蹤和研究,精準產品定位,嚴格遵守價值投資原則下獲取土地儲備。
