越秀地產(00123.HK)公佈中期業績 大灣區銷售額升50.4% 三道紅線保持綠檔達標
格隆匯8月18日丨越秀地產(00123.HK)公吿，截至2021年6月30日止6個月，公司營業收入約為人民幣242.4億元，同比上升2.2%；權益持有人應占盈利約為人民幣23.0億元，同比上升15.3%；核心淨利潤約為人民幣21.0億元，同比上升5.6%。董事會建議宣派2021年中期股息每股0.326港元，按港元計算同比上升14.4%。
期內累計合同銷售（連同合營公司項目的銷售）金額約為人民幣473.8億元，同比上升26.1%，完成全年合同銷售目標人民幣1,122億元約42.2%。期內在大灣區實現合同銷售金額為約人民幣336.7億元，同比上升50.4%。
期內分別於廣州、東莞、杭州、蘇州、南京、寧波、武漢、長沙、北京、重慶和畢節新增23幅土地，總建築面積約為500萬平方米。截至6月30日，總土地儲備達到約2,809萬平方米，其中1,535萬平方米位於大灣區，佔比約為54.6%。
截至6月30日，集團三道紅線保持綠檔達標，剔除預收款後的資產負債率、淨借貸比率和現金短債比分別為69.4%、49.8%和1.80倍，財務健康穩健。
債務結構持續優化，融資渠道多元，境外成功發行6.5億5年期和1.5億10年期美元債，票面利率分別為2.8%和3.8%。2021年上半年平均借貸年利率為4.45%，同比下降26個基點。
下半年，集團將認真研究市場環境和政策變化，把握市場機遇，全力以赴完成集團制定的年度銷售及各項經營目標。在銷售方面，因應調控政策和市場的差異化特點，堅持一城一策和一項目一策來制定銷售策略，保供貨、保銷售和保回款，確保全年銷售目標和現金回款目標的達成；在經營方面，加快項目開發速度，保銷售充足貨源，確保竣工項目按計劃交付結轉。持續提升產品力，繼續優化產品的標準化體系，完善特色化的TOD產品線和服務體系。繼續強化和優化項目的全週期運營管理體系，加快項目的週轉和開發效率。
