《周末樓市》新盤成交暢旺「薈藍」即日沽清143伙 二手交投回落
剛過去周末(14日及15日)本港新盤成交暢旺,兩日錄得超過180宗成交。其中,宏安地產(01243.HK)旗下青衣「薈藍」周六(14日)首推143伙,即日全數沽清。發展商隨即推出兩張新價單,涉共92伙,預料於短期內開售。當中最新加推的6號價單單位實用面積由203至215平方呎,折實售價約469.1萬至541.5萬元,折實呎價由22,662至26,159元。
另外,會德豐與信置(00083.HK)等五大發展商合作發展的西南九龍「維港匯」周末售出約6伙;而長實集團(01113.HK)中半山豪宅項目「21 BORRETT ROAD」首期再錄一宗成交,為實用面積2,169平方呎之四房雙套單位,連兩個車位以1.548億元成交,實用呎價71,369元。
至於新地(00016.HK)天水圍濕地公園「Wetland Seasons Bay」第1期,市場消息指兩日累收約3,500票。發展商加推第2號價單共123伙,折實平均呎價為14,093元。新一張價單定價計,市值近10億元。
二手方面,中原周六日僅錄得7宗十大屋苑成交,按周減22.2%,3個屋苑零成交,創今年農曆新年後26周新低。美聯周末十大藍籌錄約12宗買賣,按周下跌約14.3%,但仍連續26個周六日保持雙位數。
而利嘉閣周六日十大屋苑累錄10宗個案,按周持平;港置周末合共錄11宗成交,與上周六日12宗比較下跌約8%,連續15周錄得雙位數成交,但有4個指標屋苑未錄成交。
