《週末樓市》宏安青衣「薈藍」收逾千票 二手成交減
本港樓市過去週六日未有大型全新盤開售,兩日一手成交僅約45宗。而宏安(01243.HK)青衣「薈藍」公佈首張價單共64夥後,上週六(7日)開始收票,市場消息指兩日收穫約1,100票。發展商同時加推第二張價單共32夥,實用面積203及207平方尺,全屬開放式,折實平均尺價21,361元,因應單位樓層及景觀等,第二張價單售價較首張上調約3.5%。 另外,會德豐旗下項目剛過去週末錄得5宗成交;恆地(00012.HK)旗下樓盤兩日亦售約8夥。新世界(00017.HK)元朗現樓項目「?頤」早前撻訂的22夥,於上週六重新開售,折實售價介乎421萬元至678.7萬元,即日全部沽清。 至於新地(00016.HK)天水圍溼地公園項目「Wetland Seasons Bay」料將於明日(10日)開價;長實(01113.HK)下半年則計劃推售洪水橋「#LYOS」及黃竹坑站港島南岸第三期項目,兩項目均正申請預售樓花同意書。 二手方面,中原地產十大屋苑本週末錄得9宗成交,較上週末跌30.8%,未能延續24個週末錄得雙位數成交的紀錄,宗數爲今年次低,屬2月(2月13至14日錄3宗成交)後半年新低,十大屋苑當中錄4個屋苑零成交。 美聯物業分行統計,過去週末10大藍籌屋苑錄得約14宗買賣成交,較上週末同期上升約7.7%,並連續25個週末保持雙位數。至於按15大二手屋苑計算,則錄得約17宗買賣成交,較上週末微跌約5.6%。 利嘉閣過去週末日十大指標屋苑則累錄10宗二手成交個案,較上週末的17宗減少約41%。而香港置業十大二手指標藍籌屋苑於週末兩日合共錄最少12宗成交,與上週末11宗比較上升約9%,連續14周錄得雙位數成交。
