《週末樓市》新盤成交僅不足30宗 二手交投回落
本港樓市剛過去週末(7月31日及8月1日)因缺乏大型新盤登場,市場一手成交不足30宗。另外,根據一手住宅銷售資訊網,7月整月一手成交宗數約1,250宗,較6月的1,870宗下跌約33%。

協成行旗下何文田「芳菲」週六(31日)首輪銷售10夥,即日沽出3夥,實用面積由286至414平方尺,成交價由723.1萬元至1,001萬元,尺價約2.34萬元至2.53萬元。至於會德豐藍田「KOKO HILLS」及新地(00016.HK)屯門「御海灣II」週末亦分別沽出3夥。

累計整個7月,中海外(00688.HK)啓德「維港1號」售出約500夥;恆地(00012.HK)則賣出超過113夥,主要來自啓德「THE HENLEY I」;而新地亦沽出約82夥,以「御海灣II」的25夥佔最多。

二手方面,剛過去週末中原地產十大屋苑本錄得13宗成交,較上週末跌27.8%,連續24個週末錄得雙位數成交。而美聯十大屋苑週末錄得約13宗成交,按周跌約31.6%,連續雙位數的紀錄延續至24周。

此外,利嘉閣週末累錄17宗二手成交個案,同樣連續24個週末錄得雙位數成交。港置週末十大則共錄11宗成交,與上週12宗比較輕微下跌約8%。(ek/k)
