5月中原城市大型屋苑租金回報率止跌回升
中原地產研究部高級聯席董事黃良升指出,2021年5月份中原城市大型屋苑租金回報率明顯止跌,終止了連續八個月的跌勢。5月份CRI_Mass回報率最新報2.45%,與2020年8月租賃旺市時的2.61%高位相比,相差0.15個百分點。展望租金升勢持續,追近樓價早前的升幅,支持回報率可以止跌回升,目標追回過去累跌的幅度。
港島方面,2021年5月港島CRI_Mass回報率報2.40%,結束五個月連跌,較2020年8月的2.53%下跌0.14個百分點。同期嘉薈軒及嘉輝花園的回報錄得升幅,分別上升0.15及0.03個百分點。深灣軒、尚翹峯及香港仔中心的回報跌幅較大,分別下跌0.37、0.36及0.36個百分點。
九龍方面,2021年5月九龍CRI_Mass回報率報2.44%,結束六個月連跌,較2020年8月的2.57%下跌0.13個百分點。同期譽.港灣、淘大花園及得寶花園的回報,分別上升0.21、0.05及0.03個百分點。回報跌幅較大的屋苑有:黃埔新村、升悅居及星河明居,分別下跌0.60、0.31及0.29個百分點。
新界東方面,2021年5月新界東CRI_Mass回報率報2.49%,結束四個月連跌,較2020年8月的2.66%下跌0.17個百分點。同期有六個屋苑回報錄得升幅,帝庭軒/御庭軒、御龍山、馬鞍山中心、帝堡城、翠擁華庭及嵐山,分別上升0.24、0.11、0.08、0.04、0.04及0.01個百分點。回報跌幅顯着的包括:駿景園、富豪花園及沙田中心,分別下跌0.56、0.32及0.32個百分點。
新界西方面,2021年5月新界西CRI_Mass回報率報2.51%,連跌三個月,是四區之中唯一尚未出現止跌的區份,與2020年8月2.71%相差0.20個百分點。同期回報錄得升幅的屋苑有:麗都花園、海翠花園、豫豐花園、碧堤半島、採葉庭及新屯門中心,分別上升0.12、0.08、0.07、0.06、0.06及0.02個百分點。回報跌幅較大的包括:海濱花園、荃威花園及蝶翠峯,分別下跌0.47、0.46及0.41個百分點。(el/k) ~
