據報匯豐暫停為恆大(03333.HK)在港未落成物業提供按揭
據彭博引述消息指,匯豐銀行暫停為恆大(03333.HK)在港未落成物業提供按揭,當中包括兩個項目,長沙灣恆大‧睿峰及屯門恆大‧珺瓏灣2期。

兩盤的預計關鍵日期分別為今年10月31日及今年8月13日,即尚有一個至三個月。另外公司恆大‧珺瓏灣1期已屆現樓,近日陸續交樓。

根據經絡按揭轉介研究部調查,顯示恆大‧睿峰選用建築期付款辦法的買家為187人,佔整體出售單位的81.7%;選用即供付款辦法的買家只有40人,佔整體出售單位的17.5%。另外,恆大‧珺瓏灣2期選用建築期付款辦法的買家為635人,佔整體出售單位的53.1%;選用即供付款辦法的買家為516人,佔整體出售單位的43.1%。

經絡按揭轉介首席副總裁曹德明表示,是次僅屬個別樓盤事件,相信對整體樓按市場的影響相對輕微。而早前購入以上樓盤單位的買家,如已選擇建築期或選擇即供並已申請按揭將不受影響;惟於近月購入單位而又選擇即供付款辦法的買家,若仍未於銀行申請按揭,有可能受到影響。根據經絡按揭轉介研究部統計,今年5月迄今,恆大‧睿峰選擇即供付款辦法的買家只有2人,恆大‧珺瓏灣2期選擇即供付款辦法的買家則為56人。曹德明建議,買家可尋找發展商更改至建築期付款辦法,或申請延期完成交易。
