世邦魏理仕:投資者現「谷底撈貨」
世邦魏理仕香港研究部主管陳錦平在記者會表示,投資活動於第二季繼續保持動力,寫字樓、商鋪和工業物業市場投資額均錄得增長,當中特別是零售、酒店業,出現「谷底撈貨」現象,帶動投資物業價格錄單位數升幅,令回報率有壓力。
他指出,工業方面租賃需求仍見穩定增長,包括來自電商、凍倉、日用品零售商等,加上受惠低基數,料售價可有5%內升幅。
該行香港資本市場部執董兼主管甄浚岷指,相信中環商業地流標的可能性低,因其位置和罕有性,加上反應踊躍,甚至可帶給市場正面訊息。
